Spring 2015 Update from Chris Richards

I've been very busy despite the news!  On top of that, I moved to a new home last fall, and totally updated my website and branding over the winter.  I even worked remotely from Mexico for the month of February!

Just as a refresher, most of you know I switched to Quantus Mortgage Solutions as my brokerage in fall 2013. Quantus has about 50 associates, and is a great team to work with.  HQ is in Calgary.

I remain a full-time Alberta-licensed mortgage broker, since 2008, in it for the long haul.

One of the things I hear most is that I am accessible and will pick up the phone and answer questions on the spot, whether for you or your client. Hopefully, this professional and attentive service reflects well on you should you require a primary or backup mortgage professional to help support and expand your business.  

Highlights of my Service

  • Available to answer mortgage questions at any time for you or your client, just call or text 403.877.9556.  
  • Able to pre-assess a prospective buyer for you, over the phone in under 10 minutes, before they start taking up your time and no appointment necessary! (Get me on your cell, then pass cell to your prospect!)
  • For live deals, my systems communicate the mortgage approval progress to all parties throughout the real estate transaction from start to finish. Not only do progress updates reflect well on the real estate and mortgage professional, they help to make the transaction smooth and painless, and reduces your stress knowing that balls are not getting dropped. Outbound confirmation email notices/alerts are triggered on:
    • Receipt of Offer to Purchase (OTP) & MLS listing (property) details acknowledging financing condition (COF) and closing date,
    • Physical appraisal order, if required,
    • Appraisal complete and value results,
    • 48 hour status update prior to COF,
    • On final financing approval,
    • To lawyer, post approval, to confirm receipt of OTP and mortgage instructions,
    • To lawyer, 7 days prior to closing, to confirm no unresolved issues,
    • To all parties on successful funding/closing, and
    • Post funding follow-up with client, including satisfaction survey. 
  • Our brokerage’s mortgage lending partners (banks, trust companies, financial service providers, etc.) provide me with senior level experienced underwriters dedicated entirely to our team of 50+ brokers allowing for fast approvals, quick turnaround, and the benefit-of-the-doubt on tough files. Plus great rates!
  • I have an assistant, and through our brokerage office access to other mortgage brokers to lean on for help when things get busy.
  • My systems and processes are well defined and help me stay organized and deliver a consistent service, even when under pressure.
  • I actively market for mortgage customers through my website, now www.RichardsMortgageGroup.ca, via social media, online advertising, print media, past client nurturing, word-of-mouth, and through active networking.
  • Many of my customers look for referrals to capable Realtors, so it is a two-way street.
  • If a prospect is motivated to buy, but can’t qualify today, I have processes to nurture them even if it takes years to get them approved.  I always track the source of a lead, and bring that client back to the referring source (you) when they are ready to buy.
